T3 Johnston Property
Tchefuncta Club Estates is embedded in a densely wooded area surrounded by natural landscapes and greenery. It was the wishes of the neighborhood’s founders and all subsequent generations to provide for an environmentally friendly development that protected all of its green assets. Our home sites embrace generous setbacks, ponds, a lake and river access. This has been and will continue to be The Estates’ legacy to the area and our surrounding subdivisions.
In 2019 the Johnston family offered to Tchefuncta Club Estates a piece of property that had been held dear by its members for generations. That family entrusted their property to TCE homeowners knowing that any plans for houses and development would be with respect to their family’s wishes for low density home sites on a naturally preserved piece of land.
Through many hours of planning, the residents of Tchefuncta Club Estates are therefore pleased to offer for approval a 133 home site addition to our neighborhood. The 133 lots are located on approximately 240 acres of land. This property is surrounded by wetlands that will be preserved. The natural landscapes and oaks trees will be embellished with ponds and park areas.
This expansion is one of the lowest density developments in St. Tammany Parish. We know from research that the possibility existed for many more homes and living arrangements on this acreage. We chose not to take that path. The Johnston Property was designed to fit into this subdivision and area in the least intrusive manner. Its adjacent highway frontage is in keeping with this development, as the residents are asking that fronting areas be used and maintained as Neighborhood Institutional District (NC-4). This too is in keeping with other similar areas along the Highway 21 corridor and with respect to its naturally surroundings.
The proposed plat map included in this section clearly reflects low density, fewer houses on more acreage than other surrounding subdivisions. Fewer single-family homes on a large 240-acre parcel of land and with the intent to have light office space on any of its highway areas.
